Tips to getting your house sold

Sharing is caring!

Selling your house is challenging, especially if you don’t know how to attract would-be buyers. In this article, we’ll talk about the best tips to get your house sold. Read on!

Hire a Great Real Estate Agent

Nothing beats professional help. For a guaranteed home sale, most people hire real estate agents. These agents know the local market, and you can easily check their track record to know if they truly know how to sell houses.

The real estate agent will help you throughout the sales process. They’ll even bring photographers and videographers if necessary to take photos of your home. More importantly, they’ll lead the negotiation of prices. In other words, real estate agents do the heavy lifting on selling so you can focus on improving your house for would-be buyers.

Declutter the Space

Impress your buyers by giving your home a thorough cleaning. Get rid of clutter and unwanted mess. If you can, depersonalize the space — hide your family pictures and other personal items — so the buyer can more readily picture themselves living in the house.

You can also rearrange furniture to make the house look more inviting. If necessary, store bulky, extra furniture pieces in storage. You can even hire external cleaners if you think your house needs a major clean-up.

Take Exceptional Photographs

If you’re going to list your house on directories and listings, make sure the photos you use are exceptional. If you’re not skilled in photography and your agent doesn’t provide one, consider hiring a professional — it’s worth it.

Why do photographs matter? They’re the first things your buyers see when checking for listings. They’re your gateway into the potential buyer’s mind.

While you’re at it, why not do a video tour of the house? Real estate agents these days are open to creating slideshows and short video presentations of properties. You can do the same for your house. If you’re not tech-savvy and not sure how to produce a video tour, hire professional help.

Market Online

After taking excellent photos and videos of your house, think about where you can market them. It helps tremendously if your real estate agent has a website with a significant amount of traffic and followership.

While real estate listing websites are a must, online channels also offer great help. Most people spend the bulk of their time on social platforms — Facebook, Twitter, TikTok, Instagram, LinkedIn, etc. — which means you’ll have greater access to potential buyers when you market your house through such platforms.

Offer Incentives

House buyers love it when they get incentives, no matter how small. If you’re in a rush to sell, you can entice more would-be buyers if you can offer any of the following:

  • Covering closing costs (origination fees, appraisal fees, title searches and insurance, surveys, taxes, etc.)s
  • Accommodating move-in/move-out dates that the buyer prefers
  • Agreeing to inspections
  • Offering a transferable warranty with discounted repairs and replacement services for home appliances and systems

While you’ll have to dish out more money upfront, home sales are more likely to push through when you offer such incentives.

Have a Flexible Schedule

Buyers love to check out homes on their schedule. Most of the time, they’re available in the evenings or on weekends. They’ll also want to tour the home after seeing it online, especially when they know they’re competing with other buyers.

As a result, try your best to be flexible with showings. Show your home on as little notice as possible — more prospective buyers will want to talk to you. On top of that, be ready to leave ASAP. It can be awkward for you and the buyer if they move in and you’re still cleaning or repairing the house.
